More homes are moving in Primary Buy Box (2), even with rates at 7.40%

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the highest it has been since early 2025, according to Realtor.com. Even so, buyers across Primary Buy Box (2) kept moving.

The Real Estate Data Aggregator counted 1,943 pending sales across these 16 ZIP codes in the three months ending August 31, 2026. That is up 8.1% from the same three months a year before. Pending sales tell you what is under contract now, before it closes. When they rise, demand is real.

Pending sales grew faster than homes sold. That gap matters. It means the pipeline is filling. The Real Estate Data Aggregator counted 1,781 closings across the market, up 3% year over year. More contracts are in the queue behind those.

What the rate means for you

Freddie Mac also put the 15-year fixed rate at 6.73% as of October 8, 2026. Some buyers use that for a shorter payoff or a refinance plan. Neither rate is low. But the market data shows buyers are still making decisions.

Realtor.com noted that nationally, 20.8% of listings took a price cut in September, the highest share since October 2022. That is the country overall. Here in Primary Buy Box (2), the picture is more mixed, and your ZIP code matters.

How each ZIP code looked

Not every ZIP moved the same way. Some saw strong gains. A few pulled back. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Where speed stood out

The Real Estate Data Aggregator found that in ZIP 48150, 62.2% of homes went under contract within two weeks of listing. That was the highest share in the market. ZIP 48185 was close behind at 57.4%, up 11.1 points from a year before.

Where it was slower

Not every ZIP was quick. ZIP 48334 saw median days on market rise 11 days from a year before, to 22 days. ZIP 48323 rose 8 days, to 29. ZIP 48111 sat at 28 days, up 3. Slower does not mean stuck. It means pricing and prep matter more in those areas.

Prices: mostly steady, a few dipped

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Locally, the picture varied. ZIP 48306 led with a 13.1% gain to $644,900. ZIP 48331 rose 10.2% to $480,250. A few ZIPs dipped. ZIP 48111 fell 10.3% to $329,500. ZIP 48162 fell 7.1% to $235,000. ZIP 48323 fell 5% to $521,500.

Supply is still tight

The Real Estate Data Aggregator counted 1,138 homes for sale across Primary Buy Box (2) in the three months ending August 31, 2026. That is up 2.8% from a year before. More choice for buyers is good. But supply is still lean. ZIP 48135 had just 1.1 months of supply. ZIP 48331 had 1.8 months. ZIP 48304 had the most at 3 months.

The national picture behind these numbers

Nationally, Realtor.com counted active listings topping 1.16 million in September, up 5.5% year over year. More homes for sale nationally can slow price growth. The Federal Housing Finance Agency put the national year-over-year price gain at 2.6% through July 2026. That is a slower pace than recent years, but still positive.

Job growth was soft in September. The three-month moving average for national job creation was 51,000, according to data cited by a real estate news source. The national unemployment rate held at 4.2%. Softer job numbers can make buyers cautious. But the pending sales data here suggests local buyers are still committed.
