More homes are moving in the Buy Box, even with rates at 7.32%
If you have been waiting for rates to drop before making a move, here is what is actually happening in Metro Detroit right now. Freddie Mac put the 30-year fixed rate at 7.32% on October 22, 2026. That is not a low rate. But the Real Estate Data Aggregator counted 1,781 homes sold across the Buy Box in the three months ending August 31, 2026. That is up 3% from the same three months in 2025. Buyers and sellers are still moving.
The pending number is the one to watch. The Real Estate Data Aggregator counted 1,943 pending sales across the Buy Box in those same three months, up 8.1% from 2025. Pending sales are contracts already signed. They show what buyers decided to do, not what they are thinking about doing. More contracts signed means more people chose to move forward, even with a 7.32% rate.
What rates are doing nationally
Freddie Mac reported the 30-year fixed rate averaged 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68% the same week. Realtor.com noted rates climbed above 7% for the first time since January 2025. That context matters. Rates have been here before, and sales in this market kept moving.
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a slower climb than this market has seen in prior years. Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national picture. Your ZIP code may read differently.
How each ZIP code read in the three months ending August 31, 2026
The Buy Box covers sixteen ZIP codes. Some moved fast. Some took longer. Here is the median sale price and median days on market for each one, from the Real Estate Data Aggregator.
Where prices moved up and where they dipped
Not every ZIP saw prices rise. The Real Estate Data Aggregator shows the median sale price in 48111 (Belleville) fell 10.3% from a year before, landing at $329,500. In 48162 (Monroe) it fell 7.1% to $235,000. In 48323 (West Bloomfield) it slipped 5% to $521,500. Those dips are real. They do not mean homes are not selling. Closed sales in 48323 were up 46% from a year before.
On the other side, 48306 (Rochester) saw the median rise 13.1% to $644,900, and 48331 (Farmington) rose 10.2% to $480,250. The Real Estate Data Aggregator counted homes sold in 48306 up 20.2% from a year before. Price and volume moved together there.
| ZIP and city | Median price | Change | |
|---|---|---|---|
| Biggest gain | 48306 Rochester | $644,900 | up 13.1% |
| Second gain | 48331 Farmington | $480,250 | up 10.2% |
| Biggest dip | 48111 Belleville | $329,500 | down 10.3% |
| Second dip | 48162 Monroe | $235,000 | down 7.1% |
How quickly homes went under contract
The Real Estate Data Aggregator tracks the share of homes that went under contract within two weeks of listing. In 48150 (Livonia), that share was 62.2%, up 10.1 points from a year before. In 48185 (Westland) it was 57.4%, up 11.1 points. In 48309 (Rochester) it jumped 15.6 points to 52.9%. Those are big moves. They say well-priced homes in those ZIPs are not sitting.
Sale price versus list price
The usual way agents talk about this is sale-to-list ratio. It is simply what a home sold for as a share of what it was asking. Above 100% means the buyer paid more than list. The Real Estate Data Aggregator shows 48185 (Westland) at 100.9%, 48188 (Canton) at 100.9%, and 48150 (Livonia) at 100.8%. Sellers in those ZIPs are still getting a little above asking, on average.
In 48111 (Belleville) and 48304 (Bloomfield Hills), the ratio was 98.7%. That means sellers accepted a little less than list, on average. Not a collapse, but a different conversation at the table.
Supply is still lean, even with more listings
The Real Estate Data Aggregator counted 1,138 homes for sale across the Buy Box in the three months ending August 31, 2026. That is up 2.8% from a year before. More supply is available, which gives buyers a little more room. But months of supply across the ZIPs still runs between 1.1 months (48135 Garden City) and 3 months (48304 Bloomfield Hills). The standard way to read supply: six months is a balanced market. Every ZIP in the Buy Box is below that.
One street can read differently from the whole ZIP
These numbers cover whole ZIP codes. A single street, a school district line, or a lot size can shift what your home is worth and how fast it moves. The Buy Box average tells you the direction. Your address tells you the number.
- Freddie Mac put the 30-year rate at 7.32% on October 22, 2026. Even so, the Real Estate Data Aggregator counted closed sales across the Buy Box up 3% and pending sales up 8.1% for the three months ending August 31, 2026. Most ZIPs are under two months of supply.
- Homes in several ZIPs are going under contract in under two weeks.
- Prices dipped in a few ZIPs and rose in others.
- Timing and prep matter more than waiting for the market to go quiet.
