Primary market still moves faster than the national pace

Real estate, Primary market

If you are buying or selling here, the number that matters most is how fast homes are moving near you, not across the country. Realtor.com put the national median at 61 days for the week ending October 10, 2026. Most ZIP codes in this market came in well under that.

The Real Estate Data Aggregator counted 1,959 pending sales across the Primary market in the three months ending August 31, 2026. That means buyers were still committing, even as Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026.

How fast did each ZIP code move?

The Real Estate Data Aggregator tracked median days on market for each ZIP code in the three months ending August 31, 2026. The range is wide. ZIP 48117 sat at 8 days. ZIP 48104 sat at 52 days. Your ZIP code's number is the one that shapes your plan.

Most of those ZIP codes beat the national pace by a wide margin. Only 48104 and 48105 came close to the national number. The rest moved in 30 days or less.

Where buyers moved fastest

ZIP 48117 had a median of 8 days on market, per the Real Estate Data Aggregator. The Real Estate Data Aggregator also counted that 58.1% of homes there went under contract within two weeks of listing. ZIP 48179 went further: 75% of homes went under contract within two weeks, though only 7 homes sold there in the period, so read that with some caution.

Where things slowed down a little

ZIP 48104 took a median of 52 days, which was 14 days longer than the same three months in 2025, per the Real Estate Data Aggregator. ZIP 48105 came in at 44 days, 5 days longer than a year before. Homes still sold, but buyers there had more choices and took more time.

The Real Estate Data Aggregator counted 101 homes for sale in 48104 and 118 in 48105 during the period. More supply tends to give buyers more room to think.

What sellers were getting at the closing table

In most ZIP codes, sellers got very close to their list price or above it. The Real Estate Data Aggregator put the sale-to-list ratio at 103% in 48117. ZIP 48179 came in at 101.9%. ZIP 48164 and 48170 each hit 100.9%.

ZIP 48301 and 48302 both came in at 97.7%, meaning sellers there gave up a little ground on price. That is not a collapse, but it is worth knowing before you set your number.

How this market compares with the national picture

The National Association of Realtors reported that existing-home sales nationally reached 3.99 million units in September 2026, with prices up 1.3%. Inventory nationally rose to 1.60 million homes. This market's own supply stayed tight: the Real Estate Data Aggregator counted 1,171 homes for sale across all 20 ZIP codes in the three months ending August 31, 2026.

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. That is real pressure on monthly payments. It is one reason some ZIP codes are taking longer than they did a year ago.

How much of the market went under contract fast?

The Real Estate Data Aggregator tracks how many homes go under contract within two weeks of listing. In ZIP 48179, that share was 75%. In 48164, it was 62.5%. In 48183, it was 59.7%. In 48117, 58.1%. Even in the slower ZIP codes, a real share of homes moved quickly.

Prices moved in different directions

Not every ZIP code saw prices rise. The Real Estate Data Aggregator showed 48134 up 35.7% year over year, with a median of $380,000. ZIP 48301 was up 27.9%, with a median of $837,500. But 48105 was down 9.5%, and 48168 was down 10.4%. Prices dipped in several ZIP codes even as homes sold quickly.

In short
  1. The Primary market moved faster than the national pace in the three months ending August 31, 2026. Most ZIP codes came in well under the 61-day national median Realtor.com reported.
  2. But the range inside this market was big: 8 days in 48117, 52 days in 48104. One ZIP code can read very differently from the one next to it.
  3. Your street's story may not match the whole ZIP code's numbers.
