Primary market still moves faster than the U.S. pace

Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. That is real money added to every payment. But the rate alone does not tell you how fast your neighbor's home sold.

The Real Estate Data Aggregator counted 1,959 pending sales across the Primary market in the three months ending August 31, 2026. That is buyers who wrote contracts despite those rates. So if you are selling, competition for your buyer has not gone away.

How fast are homes moving by ZIP code?

The usual way to read a market is one average for the whole area. That can hide a lot. Here is what the Real Estate Data Aggregator counted ZIP by ZIP for the three months ending August 31, 2026.

Carleton (48117) had a median of just 8 days. Trenton (48183) was at 12 days. Plymouth (48170) was at 13 days. Not every ZIP moved that fast. Ann Arbor's 48104 sat at 52 days, 14 days longer than a year before.

How does this compare with the U.S.?

Realtor.com reported a U.S. median of 64 days on market for the week ending October 24, 2026. Most ZIP codes in this market are well under that. Even the slowest local ZIP, Ann Arbor's 48104 at 52 days, came in under the national figure.

Where buyers are going under contract fast

Going under contract within two weeks of listing is one sign of real demand. The Real Estate Data Aggregator tracked that share for the three months ending August 31, 2026.

Share of homes under contract within two weeks, by ZIP
  1. 148179 South Rockwood75%
  2. 248164 New Boston62.5%
  3. 348183 Trenton59.7%

  7. 748173 Rockwood52%
  8. 848193 Riverview51.4%

South Rockwood (48179) had 75% of homes go under contract within two weeks. New Boston (48164) was at 62.5%. These are not ZIP codes people talk about first. But the numbers say buyers are moving quickly there.

Prices: mostly up, a few dipped

Prices were not all moving the same direction. That is worth knowing before you set a number.

Flat Rock (48134) saw the biggest jump: up 35.7% to a median of $380,000. Northville's 48168 dipped the most, down 10.4% to $622,500. A dip in median price does not always mean homes are worth less. It can mean the mix of what sold shifted.

What the rate means for buyers here

Freddie Mac put the 30-year fixed rate at 7.24% on October 29, 2026. The National Association of Realtors reported that existing-home sales across the U.S. reached 3.99 million units in September 2026. Buyers are still moving. Slow financing does not always mean slow competition, especially in ZIP codes where more than half the homes go under contract in two weeks.

Supply: still thin in most ZIP codes

The Real Estate Data Aggregator counted 1,171 homes for sale across the Primary market in the three months ending August 31, 2026. Against 1,802 sold, that is a tight ratio. Southgate (48195) had just 1.1 months of supply. Bloomfield Hills (48302) had the most at 2.7 months. Neither is what you would call a buyer's market.

A look at the higher-priced ZIP codes

Bloomfield Hills and Northville sit at the top of this market by price. They move differently from Taylor or Romulus, and that is worth seeing side by side.

Bloomfield Hills (48301) had the highest median at $837,500, up 27.9% from a year before. But its sale-to-list ratio was 97.7%, meaning sellers gave a little ground on price. Northville (48167) at $575,000 sold at 100.2% of list. Pricing precisely still matters at every level.

The affordable end of the market

Taylor (48180) had a median of $190,000 and 184 homes sold. Romulus (48174) came in at $229,950 with 85 sold. Both had more than half their pending buyers under contract. These ZIP codes are not slow. They are just priced differently.

In short
  1. Freddie Mac put the 30-year rate at 7.24% on October 29, 2026. That is a real cost.
  2. But the Real Estate Data Aggregator counted 1,959 pending sales across this market for the three months ending August 31, 2026, and several ZIP codes had medians of 12 to 21 days.
  3. Rates slow some buyers.
  4. They have not stopped this market.
  5. Pricing and condition still decide whether your home is one of the fast ones or one of the slow ones.

These numbers cover the three months ending August 31, 2026. One street can read very differently from the whole ZIP code. A block with a school boundary change, a new listing that reset expectations, or a stretch of deferred maintenance can shift your result entirely.
