Some parts of the Primary market are still moving very fast
The National Association of Realtors counted 4.9 months of supply across the U.S. as of October 11, 2026. That is the benchmark most agents use to call a market balanced. But several ZIP codes in this Primary market are nowhere near that number.
The Real Estate Data Aggregator counted homes across 20 ZIP codes for the three months ending August 31, 2026. Some parts moved quickly. Others gave buyers a little more room. The difference is not small.
Months of supply by ZIP code
Months of supply is simple: how long it would take to sell every home listed, at the current pace of sales. The lower the number, the less time buyers have to decide. Six months is what most agents call a balanced market. The National Association of Realtors put the U.S. at 4.9 months. Here is what the Real Estate Data Aggregator found in this market.
ZIP 48195 had just 1.1 months of supply, according to the Real Estate Data Aggregator. That is the tightest in this market. ZIPs 48183 and 48187 each came in at 1.5 months. Even the loosest ZIP codes, 48104 at 3 months and 48105 at 3.2 months, are still below the national figure.
What tight supply looks like on the ground
Low supply does not just mean fewer choices. It changes how fast decisions have to happen.
In ZIP 48195, the Real Estate Data Aggregator counted 53.2% of homes going under contract within two weeks of listing. In ZIP 48183, that share was 59.7%. In ZIP 48179, it was 75%, though that ZIP had only 7 homes sold, so one or two homes swing the number.
More than half of homes in those ZIP codes were under contract before two weeks were up. That is a short window for buyers to tour, decide and write an offer.
Sale price compared with list price
When supply is tight, sellers often get at or above their asking price. The Real Estate Data Aggregator shows that pattern clearly in several ZIP codes here.
In ZIP 48117, the Real Estate Data Aggregator found 58.3% of homes sold above list price. Homes there averaged 103% of list price. In ZIP 48195, 56.3% sold above list, averaging 101.6% of asking price. Buyers in those areas were not just meeting the price. They were beating it.
Where buyers have a little more room
Not every ZIP code here moves at the same pace. Some gave buyers more time and more negotiating room.
ZIP 48104 had 3 months of supply and a median of 52 days on market, according to the Real Estate Data Aggregator. That is 14 days longer than the same period a year before. Homes there averaged 99% of list price, and 24% sold above asking.
ZIP 48105 had 3.2 months of supply and a median of 44 days on market. Homes averaged 98.5% of list price. Both ZIP codes saw prices dip a little from a year ago.

Rates are adding pressure for buyers everywhere
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Those are not small numbers. They affect how much home a buyer can afford at any price point.
Realtor.com reported on October 8, 2026 that rates reached their highest level in nearly three years. CNBC reported on October 3, 2026 that rates moved above 7.5% that week. When rates are this high, a clean offer matters even more in a tight ZIP code.
The whole Primary market in one view
The Real Estate Data Aggregator counted 1,802 homes sold across all 20 ZIP codes in the three months ending August 31, 2026. There were 1,171 homes for sale and 1,959 pending sales at that point. New listings totaled 2,109 over the same period.
Pending sales outnumbered homes for sale. That alone tells you demand is still ahead of available inventory across the market as a whole.
