Some parts of the Primary market are still moving very fast
Realtor.com put the national median days on market at 62 days in September 2026. That is the number most people picture when they think about selling right now. But it is not the number that describes your street.
The Real Estate Data Aggregator counted homes across this market for the three months ending August 31, 2026. Some parts moved far faster than 62 days. Some moved slower. The difference between them changes how you price, how fast you decide, and how much room you have to negotiate.
How fast each ZIP code moved
- 148117 Carleton8 days
- 248183 Trenton12 days
- 348170 Plymouth13 days
- 448134 Flat Rock14 days
- 548173 Rockwood14 days
- 648179 South Rockwood16 days
- 748301 Bloomfield Hills17 days
- 848168 Northville18 days
- 948195 Southgate18 days
- 1048192 Wyandotte20 days
Carleton (48117) had a median of just 8 days, according to the Real Estate Data Aggregator. That held steady from a year before. Trenton (48183) came in at 12 days, also unchanged from the prior year. Plymouth (48170) was 13 days, actually one day shorter than the same period in 2025.
Those three are a long way from the 62-day national figure Realtor.com reported. In fast ZIP codes, a price set a little high does not get a second look. Buyers move on.
The slower end of the same market
Ann Arbor's 48104 ZIP code sat at 52 days, per the Real Estate Data Aggregator. That is 14 days longer than the same months of 2025. Grosse Ile (48138) came in at 30 days, up 6 days from a year before. Romulus (48174) was 29 days, up 12 days from last year.
In these ZIP codes, a seller has a little more breathing room. Buyers are still active, but they are not making snap decisions. That is a different conversation about price and terms.
What the under-contract numbers tell you
Days on market is one signal. Another is how many homes went under contract within two weeks of listing. The Real Estate Data Aggregator tracked that for the three months ending August 31, 2026.
South Rockwood (48179) led the market. The Real Estate Data Aggregator found 75% of homes there went under contract within two weeks. New Boston (48164) was 62.5%, up 9.2 points from a year before. Trenton (48183) was 59.7%, up 15.1 points.
On the other end, Ann Arbor's 48104 was at 37.6%, and 48105 was at 36.2%. Still more than one in three, but a very different pace from the fastest ZIP codes.
Above-list sales: where buyers are still competing
Carleton (48117) had 58.3% of homes sell above list price, per the Real Estate Data Aggregator. The average sale came in at 103% of list. That means buyers in Carleton are regularly paying more than the asking price. That is a very different market from Bloomfield Hills (48301), where the average was 97.7% of list.
The national backdrop
Nationally, Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. The 15-year averaged 6.68%. Realtor.com reported rates at 7.40% on October 22, 2026.
The National Association of Realtors counted 3.99 million existing-home sales in September 2026, with inventory at 1.60 million homes nationally. Prices were up 1.3% from a year before, the National Association of Realtors reported.
Realtor.com also noted that September pending home sales were down 11.3% year over year nationally. That slowdown is not showing up the same way in every part of this market.

What this means for you
If your home is in Carleton, Trenton, or Plymouth, you are in a fast part of this market. Price it right from day one. You may not get a second chance to correct it.
If your home is in Ann Arbor or Grosse Ile, you have more time. But more time is not the same as unlimited time. The Real Estate Data Aggregator shows days on market crept up in those ZIP codes over the past year.
For buyers, the fast ZIP codes mean you need to decide quickly and come in strong. The slower ones give you room to ask questions and negotiate.
- The national number is 62 days.
- Parts of this market are at 8 and 12 days.
- Both are true at the same time, just not in the same neighborhood.
- The data above covers the three months ending August 31, 2026, from the Real Estate Data Aggregator.
One street can read very differently from the ZIP code around it. A single block with a school boundary, a park, or a different lot size can change the pace entirely. If you want to know where your specific address lands, just ask.
