More listings are showing up, but this market is still moving fast

Here is the number that changes what you should do right now. The Real Estate Data Aggregator counted 2,028 pending sales across Primary Buy Box (2) in the three months ending July 31, 2026. That is up 15.1% from the same months of 2025. More choice is showing up for buyers, and sellers are still seeing offers come in.

The Real Estate Data Aggregator counted 1,098 homes for sale across these ZIP codes, up 3.5% from a year before. So buyers have a few more options than last year. But with 2,028 pending sales in the same window, demand is running well ahead of supply. Sellers are not waiting long.

Rates are above 7%, and that is shaping every offer

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025. That adds real cost to every purchase. Buyers who can still move are the ones writing offers right now.

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That is the usual picture in a market where rates are high. Here in Primary Buy Box (2), the story is a little different. Most ZIP codes are still selling at or above list price.

How fast are homes moving by ZIP code

Speed varies a lot across these ZIP codes. The Real Estate Data Aggregator shows medians ranging from 12 days to 28 days on market in the three months ending July 31, 2026. That range matters if you are pricing a home or making an offer.

What share of homes went under contract within two weeks

Speed at the top end is striking. In ZIP 48309, the Real Estate Data Aggregator counted 56.9% of homes going under contract within two weeks of listing. That is up 15.9 points from a year before. In ZIP 48336, 56.2% did the same, up 6.2 points. Even in slower ZIP codes, close to half of homes are moving in two weeks.

Where prices landed, and where they dipped

Not every ZIP saw prices rise. The Real Estate Data Aggregator shows ZIP 48306 at a median sale price of $660,000, up 13.6% from a year before. ZIP 48304 came in at $501,000, down 8.1%. Prices dipped in a handful of ZIP codes. That is normal when more supply shows up. Buyers in those areas may have a little more room to work with.

Are sellers getting list price or more

Most ZIP codes are still closing at or above list price. The Real Estate Data Aggregator put ZIP 48307 at 101.3% of list, with 54.1% of homes selling above asking. ZIP 48150 came in at 101%, and ZIP 48185 at 100.6%. ZIP 48304 was the softest, at 98.9% of list. That is the one ZIP where buyers may have room to negotiate a little.

The national picture adds context

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month in July, prices rose 0.3%, seasonally adjusted. Realtor.com counted 1.16 million active listings nationally. More supply is showing up everywhere, not just here. The difference locally is that pending sales are rising faster than listings.

One more thing for sellers to know. Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That tells you pricing still matters. A home priced right is still moving fast here. One priced too high is sitting longer, even in a market this active.

The supply picture, ZIP by ZIP

Months of supply is the clearest way to see how balanced a ZIP code is. Six months is roughly even between buyers and sellers. Every ZIP here is well below that. The Real Estate Data Aggregator shows ZIP 48135 at 1.2 months and ZIP 48331 at 1.8 months. ZIP 48323 is the loosest at 2.9 months. Still a seller's market by any measure.
